Water is the most destructive force a home faces, and the most deceptive. By the time a stain appears on a ceiling or a musty smell settles into a basement, the actual entry point is often somewhere else entirely, hidden behind finishes and following framing in directions that surprise most homeowners. Guessing wrong is expensive: I have seen homeowners pay for new roofs when the problem was flashing, and tear out walls when the problem was grading.

A water intrusion consultation is a focused investigation with one goal: to find the true source. I bring the same tools and training I use in my full inspections, including Level 1-certified thermal imaging and moisture metering, and I follow the evidence methodically, from symptoms back to the cause.

When to Call Me

  • A stain, bubble, or discoloration has appeared on a ceiling or wall, and the source is not obvious.
  • A basement or crawlspace shows recurring dampness, efflorescence, or odor.
  • Stucco or exterior cladding shows cracking or staining. As an EDI Certified Stucco Inspector, I evaluate these systems specifically.
  • A previous repair did not solve the problem, or a contractor has proposed an expensive fix, and you want independent confirmation before committing.
  • You suspect the moisture has invited mold and want testing performed on the same visit.

I do not perform repairs, remediation, or construction, so my conclusions are not a sales pitch for my own services.
