Home Inspectors regularly come in contact with Real Estate professionals: Brokers, Agents, and Realtors.  Realtors are members of the National Association of Realtors and must meet strict professional and ethical standards.

I recommend that my clients retain a buyer’s agent.  Having your own buyer’s agent will ensure that you have a Real Estate professional dedicated to your side of the transaction, as opposed to an agent who is working in what is referred to as ‘Dual Agency’, where the seller’s agent also represents the buyer.  While legal, I believe this practice constitutes a clear conflict of interest because the realtor has a primary fiduciary duty to the seller and cannot negotiate on a buyer’s behalf.  Each side of the transaction should have its own Realtor representation. As an InterNACHI Certified Professional Inspector, I am bound by a strict Code of Ethics that puts my client’s interests first in every transaction. You are my client. No one else in the deal is.

Some Realtors are more interested in selling you a house than selling you a home that is a good fit for you.  We don’t recommend them.  A great Realtor will want you to know the condition of the house you are planning to buy, and work with the home inspector to help you fully understand the full picture- assets, concerns, and everything in between.
