Louisville’s housing market spans more than a century of construction: turn-of-the-century homes in Old Town built during the coal mining era, established postwar neighborhoods, and now an entire generation of homes rebuilt after the Marshall Fire. Each era brings its own inspection priorities, and few Front Range communities require an inspector to be fluent in all of them at once.

Old Town homes built in the early 1900s commonly carry original or partially updated foundations, framing, and utilities under decades of renovation. I sort the sound work from the shortcuts.
Post-fire rebuilds are new construction, and new construction is never above scrutiny. Code is a minimum standard. I inspect rebuilds to best practices, and I recommend a Builder’s 11th Month Warranty Inspection before the builder’s warranty expires.
For homes that survived the fire, smoke contamination can persist in materials long after surfaces look clean. I provide laboratory smoke-damage testing developed specifically for wildfire contamination, performed before or after restoration.
Boulder County radon levels apply here as everywhere; my continuous monitors report hourly data, not just averages.

Colorado does not license home inspectors. I am certified through InterNACHI as a Certified Professional Inspector, hold Level 1 Thermographer and IAC2 Mold certifications, and complete continuing education every year, well beyond the requirement. My inspections take longer than most because I examine everything, and I remain available to you for questions long after the report is delivered.
