Erie is one of the fastest-growing communities on the Front Range, and most of what I inspect here is new or nearly new construction. That surprises buyers who assume a new home needs no inspection. After years of inspecting new builds across Boulder and Weld counties, I can tell you plainly: building to code is a minimum standard, construction at today’s pace produces shortcuts, and some of the most expensive defects I find are in homes under five years old.
I am Steve Stom, owner and sole inspector at Total Home Inspection Services LLC. I perform every inspection personally, over about four hours, with thermal imaging included on every job.
Inspecting Erie’s New Homes Properly
- Pre-closing new construction inspections catch what the municipal inspector’s brief visit cannot: ventilation errors, flashing and caulking shortcuts, incomplete insulation, and mechanical installation defects.
- The Builder’s 11th Month Warranty Inspection is the most underused tool in a new-home buyer’s kit. A documented professional report before your warranty expires leaves the builder no room for excuses.
- Expansive soils across Erie make grading, drainage, and early slab behavior worth careful evaluation even on brand-new homes.
- For buyers attentive to air quality, I offer laboratory testing for indoor air quality and VOCs; new construction materials are themselves a common source of elevated VOC levels.
Established Erie Homes Too
Old Town Erie and the community’s earlier neighborhoods receive the same care, including radon testing with continuous, hourly-reading monitors and video sewer scopes where mature trees and older lines warrant them.
Colorado does not license home inspectors. I am InterNACHI Certified, a Level 1 Infrared Thermographer, and IAC2 Mold Certified, with more than 231 hours of continuing education. Schedule your Erie home inspection online, or call or text (720) 442-0785.
